East Parc is a fully residential development on a 3.3 acres leasehold land, located at Bandar Menjalara and in between Kepong and Desa Parkcity.  It have only one 43 storeys tower with only 432 units. And one of the main selling point is, all these units are served by 8 units of lift. Another impressive point is the total 100,000 sqf of facilities in multiple floors.  Some of the facilities available to the resident such as resort style swimming pool, 25 meter lap pool, Sauna & Steam room, full-glass squash court, tennis court cum half basketball court, Sky Gym and Function Hall (Level 24) and Sky putting green & garden (level 43).

It has many floor layouts that you can choose from that suit your needs, and their concept is more on building family bonding, thus the living hall will be more space compare to room. Units come with 1 to 3 car parks depends on the sizes of the units. There are 4 views which is the pool view facing the Wisma Fiamma, Melawati view, KLCC view and Desa Parkcity view. For pool view, as it is facing Wisma Fiamma but luckily the car parks floors already  takes up about 7 floors and facilities floor is on level 8, thus about  3 to 4 floors will be affected since Wisma Fiamma is only 11 floors high. Another setback for Melawati view is the DUKE 2 extension highway, but the hilly view of Melawati is nice.

There are two showrooms (Type E and Type J) at Sales Office, which located at Fiamma building. Every units come with airconds, water heater, kitchen cabinet, wardrobe in master room and etc. The showroom are quite impressive, but do remember that is is renovated unit, and it is different compare to bare unit.

  • Went to the sales office before, they are giving 5% + 3% rebate and free S&P. The smallest unit 600sqft, not many left. My only concern is the telecommunication tower is next to the condo, belong to telekom.

  • We went to the sales office at Wisma Fiamma and visited both showroom Type E and J. Type E with 3 bedrooms and big living hall is very nice, good for family. They are still giving 5% + 3% rebate, free S&P and 50% off Loan agreement fees if you use back the same S&P lawyer. Booking fees is RM 10,000. The Type E and J is come with 2 car parks. And as it is leasehold land and the old Fiamma warehouse was 20 years already, but according to the marketing agent Wendy, the developer will renew the lease back to 99 years, and with 4 years construction period then the lease will remain about 95 years. We are more looking at it as rental investment, still evaluating.

  • Today just bought the smallest unit, 600 sqft 1 room facing pool. The RM 10K booking can be paid via credit card too. If loan rejected with letter from bank, can get back the deposit but got to minus 3% bank charge and 6% GST. If pay via check, then no such deduction. I like the low density and facilities of East Parc, and location also good with access to LDP, MRR2, etc. And today the sales office have many buyers as there is event organized by one of the real estate agency. Even the other 600 sqft at 21st floor which is one of my choices was taken up before I reached there. End up, I bought higher floors which is RM 10K extra.

  • Luxury condominium concept in Manjalara, with over 100,000 sf of facilities comprising of two swimming pools, wading pool, tennis court cum basketball court, full glassed squash court, sauna room, gym on 25th floor, function room for private events, putting green and observation area on the 44th floor. It has a grand lobby that is both inviting and luxurious. All these put together makes a great lifestyle for urban dwellers. Price wise, its between RM600 to RM680 per sf depending on the unit size – thus it is still a good buy considering that some luxurious condominiums are asking for more than that price. Though it can be argued that the location is not very ideal, Manjalara is a very popular area and if you survey the area, you would hardly find any vacant houses – thus it is fair to say that this is a hot area for purchase and rental.
