Tropicana Gardens Project was started by Tropicana Corporation back in October 2012 with total of 4 phases, in which the first 3 phases are already sold out. Currently they will be launching the last phase, which is a tower of serviced residences called Dianthus. The location of Tropicana Gardens is in prime area within Kota Damansara where the IKEA, The Curve and Sunway Giza Mall is located. One of the main selling point of Tropicana Gardens is the Surian MRT Station which is located in front of it and linked through a covered walkway.  The Tropicana Gardens Dianthus is probably the most private as it is nearest to the Seri Selangor golf course and is going to be the place to be when it is fully completed in 2021.  The Tropicana Gardens Dianthus is a mere 200 meters walk from the Surian MRT station and residence can enjoy a covered walkway in the mall to the entrance of Dianthus itself.  The sprawling 1 million sq feet mall which will be filled with departmental stores, F&B, alfresco dining, apparels and convenience stores, will of great convenience to those living in Tropicana Gardens and thus the reason why properties in Tropicana Gardens can command a higher price per sq feet compared to properties in the vicinity of Surian MRT station.  The Phase 1 of the Klang Valley Mass Rapid Transit (MRT) is expected to be operational by this year in 2016.

  • RM1,300 per sq ft seemed like a very steep price to pay for a 600 sq ft unit in Tropicana Gardens. I wonder if anyone feels the same. Comparing it with other properties in the vicinity, this price range could drive rental of such unit at RM4,000 per month – which would be even pricier than Mont Kiara. Question is : would an expat rent a non-expat area for this price or would this be a place for local to rent. At 4k, what type of rental profiles to expect?

    Judging from the many units that has been “booked”, I really wonder if these units are for investment or for own stay. Also to note that a lot of the RM1.2 to RM1.5 million units on the higher floors are already booked

    • The price is high without discount. I went to the showroom on last weekend, it is just beside the project site. They are giving total 21% rebate which will be deducted over 3 years (8%+8%+5%). So the small unit, 601 sqf after discount is about Rm 600K ++. But do take note that the loan is still based on the original purchase price, which is before discount.
