Astor Double Storey Park Homes was unveiled during the launch of Gardens Park in November 2023. At time of writing (November 2023), Astor has yet to be officially launched. Sneak previews and registration of interest are open.

We visited the sales gallery as there wasn’t much information available online. More importantly we wanted to review the property in detail, look at the model houses (showroom not yet available) and get additional details on the properties. Below is our reviews based on what we’ve seen and we hope it helps you decide if this is the right property for you. The facade and extieror of Astor is testament that the developer is indeed a trend-setter, with a Japandi-Scandinavian-styled facade. The color choices are pastel and neutral colors which evokes a sense of peace and tranquility, in line with the theme of garden-inspired homes. Like all other Gamuda Gardens homes, Astor’s facade will be a love-at-first-sight for many and we hope it will for you too. View the pics of the model houses we took below.

  • Astor is individual titled, meaning it is not strata property (unlike all other Gamuda Gardens homes). Thus your property is not governed by strata property laws.
  • IBS structure, meaning you can’t simply hack a wall without consulting the management (to be sure that it is not load bearing)

Our review of Astor Double Storey Park Homes at Gardens Park

There is a new section in the Gamuda Gardens Sales Gallery dedicated for Gardens Park – so we took the opportunity to visit and get more information on Astor. There are 3 layouts with build up starting from 1,594 sq ft to 2,038 sq ft, and indicative prices starts from RM775K. We will not be sharing the floor plan as the properties are not launched and we do not have the rights to share what is not publicly available. Astor Type A

  • 20″ x 65″
  • 1,835 – 2,038 sq ft
  • 3 Rooms, 3 Baths + 1 Utility
  • Unique Features to note: No bedroom on the ground floor, Ground floor bathroom is at the front portion of the house. Essentially you enjoy a nice uninterrupted garden view through the back portion of the house, instead of looking at your cars parked on your porch.

This is the largest build up of the three layouts in Astor. On the ground floor, the living area is in the middle portion of the house and flows to the dining area which has a 3-leaf sliding door that opens to a covered yard at the back of the house. Beside the dining area is a kitchen tucked behind the stairs, and has a back door that opens to the yard that is partitioned off from the covered yard so it gives you privacy. The ground floor enjoys maximum natural light and ventilation with windows on the front and sliding doors at the back of the house. On the first floor, there are 3 generously sized rooms. There is no living room. Master bedroom faces the back of the house with ensuite bathroom and a balcony. The 2nd and 3rd bedroom does not come with ensuite bathroom. I would call it a family bathroom that can be shared. The middle room interestingly has a single leaf glass door that opens to the front of the house.

This layout is perfect for a family who loves entertaining at home as the large space that flows through the ground floor makes it easy for your personalize your space. I can imagine a signature kitchen island that is large enough to have a proper meal on it. The generous flexible space also allows you to have a large dining table! There is no space wastage, so the first floor is maximized with space for the rooms. It may take a while to get used to the idea of having a bathroom on the front portion of the house, but if you review the flow of the entire space usage, the bathroom location makes a lot of sense.

Astor Type B

  • 20″ x 60″
  • 1,591 – 1,808 sq ft
  • 4 Bedrooms, 3 Baths + 1 Utility
  • Unique Features to note: Efficient use of space throughout

A smaller land area and thus also a smaller build up starting from 1,591 sq ft. The main door is slightly to the middle, unlike previous layouts where the main door is on the sides and opens to a small foyer. Thus, the main door opens to the living area and flows over to the dining area and kitchen area. The kitchen for this layout is compact as there is a bathroom sandwiched in between the kitchen and the ground floor room. Nevertheless, for a regular family this area is sufficient for regular meals preparation. On the first floor, the master bedroom comes with an ensuite bathroom and a 2-leaf sliding door that opens to a small balcony. Bedroom 2 and Bedroom 3 shares a bathroom that has a door entrance from each room. The space utilization on the first floor is amazing as there is no wasted space – so you have fully maximized space for bedroom area.

This layout is perfect for someone who is looking for something conventional, like a usual double storey terrace house. It has the usual 3 bedrooms on the first floor and 1 bedroom on the ground floor with 3 bathrooms. The ground floor room is important for families with elderly family members as it may not be possible for them to make their way upstairs. As common as it may sound, layouts like Type B is a hot popular favorite among home buyers.

Astor Type C

  • 20″ x 60″
  • 1,592 – 1,812 sq ft
  • 4 Bedrooms, 3 Baths + 1 Utility
  • Unique Features to note: Ground floor bath is tucked beneath the stairs thus utility is a tad smaller.

Type C has a lot of similarities with Type B. The first floor is an almost exact replica but proabably with the master room being slightly different in terms of measurement. The layout of Bedroom 2 and Bedroom 3 is similar with a shared bathroom. On the ground floor, the front door opens directly to the living area as well. The big difference is the placement of the ground floor bathroom which takes up a portion of the area beneath the staircase. With the bathroom out of the way, the ground floor room is larger and so is the kitchen area.

Similar to Type B, it has all the conventional elements of a typical double storey terrace house in Selangor and Kuala Lumpur. The usual 3 bedders on the first floor and 1 bedroom on the ground floor. The only unique part is the bathroom that is tucked beneath the staircase, so it will not have natural light or ventilation. This can be easily solved with clever lighting and ventilation fan. Layouts like this fits all profiles of home buyers, from first time house buyers, upgraders from high rise homes, bachelors & bachelorettes, retirees downgrading from large homes and more! So depending on your preference, Type C can be a good fit for you.

If you have read what we wrote about Gardens Park earlier on, we did mention that it is worth to take a look at the latest launches because we bought in Gamuda Gardens in 2017 when prices were below a million. While the prices of Astor may seem steep on first look, you have to take into account of the a few key factors.

  1. Firstly it is a freehold property with individual titles.
  2. Secondly, it is a gated and guarded community thus all necessary security features will be in place. Trying to make a non-gated housing development into a gated & guarded area is a nightmare (resources, monetary & managing the community). If you value safety, buy a home built with gated & guarded features. Security is worth investing in, as there is no price for your family’s safety.
  3. Thirdly, a proven reputation and track of record of the developer. Gamuda has invested millions into building the infrastructure for Gamuda Gardens. If you are not familiar with the area, there was no ramp into Bandar Gamuda Gardens prior to this. Gamuda realigned the backroads (we know as we lived in the area years before Gamuda started building Gamuda Gardens), made the ramp, maintained the roads, etc. The Waterfront Village, 50-acre park with cascading lakes and jogging cum cycling path, all the tree planting efforts, beautification & landscaping works, and constantly trying to improve the township – that speaks a lot of volume for the developer. Plus.. have you seen Luge Gardens? The developer is putting serious efforts and resources to grow the township, and that should be a top consideration before you invest in any property.

Gardens Park at Gamuda Gardens

Discover Gardens Park, the latest sister development within the vicinity of Gamuda Gardens Rawang township. In the recent announcement that Gamuda acquired eight parcels of land equivalent to 532 acres adjacent to the existing 810-acre Gamuda Gardens, we were anxiously anticipating announcements of new developments to be launched in that new parcel of land. To get an idea of where the land is, check out the image below (image from The Star). The new parcel of land will be connected via a 1km woodland boulevard and will comprise of mix developments. The new land will also unlock toll-free access from Gamuda Gardens to Rawang town.

From what we know, the first property to be launched (upcoming!) are Double Storey Park Homes in Gardens Park with land sizes of 20″x60″ and 20″x65″. Built up are smaller compared to homes in Gamuda Gardens. The usual configurations are to be expected, with 4 Bedrooms and 3 Bathrooms. These homes are gated and guarded. And if you’ve been thinking about leasehold vs freehold, this parcel of land is FREEHOLD! Prices are also pretty attractive starting from approx RM775K (refer to indicative pricing information. Do note that actual price will only be available only when the properties are launched).

What you should know about Gardens Park

Gamuda Park at Gamuda Gardens
  • Freehold land – The first freehold property in Gamuda Gardens! If you’ve been holding back due the land status, now is the time to check out the new Gardens Park which sites on a 532-acre freehold land in Rawang. Astor double storey park homes are individual title properties.
  • Connected to existing Gamuda Gardens via a 1km woodland boulevard – While it is in the vicinity of the existing development of Gamuda Gardens, it is quite a distance from Gardens Square, Waterfront Village and the 50-acre pet-friendly park with picturesque cascading lakes. I would safely say this is a driving distance and not by foot, taking into account the distance and our weather. While it is still within the same township, the earlier residential launches perched by the lake will still have better access to the lakes. (imagine waking up and walking to the lake in under 5 minutes.. or less for some)
  • Gated and guarded – As with any modern community, Gardens Park residential properties will be gated and guarded. Do not view this lightly as it is not easy to convert a normal housing area to a gated & guarded area – requiring all residents to agree, municipal council agreement, changes to road flow, building structures and perimeter fencing – all which require tremendous amount of monetary and non-monetary resources. If security and safety is your primary criteria, choose a property that has been planned to be a gated and guarded community. The monthly fees you pay will give you peace of mind, which can’t be measured in monetary terms.
  • Gardens Park’s very own 50-acre Ring Park – Residents of Village Homes, Lakeside Homes, Illaria, Valeria Garden Homes and Monarc at Gamuda Gardens Esteem have their very own 50-acre pet friendly park with cascading lakes, and so will Gardens Park have its own 50-acre Ring Park. While we do not have any artist impression of the park, we are sure it will be build to the same standards as all other developments within Gamuda Gardens.
  • Direct connection to Rawang – From official news, Gamuda mentioned that this parcel of land will unlock toll-free access between Gamuda Gardens and Rawang town. When we view the map, we speculate that the connectivity will probably be via Jalan Meranti/Persiaran Anggun Selatan. This means we are cutting short the access to Aeon Anggun and its vicinity areas – improving access to neighboring areas! Now you have access to several international schools in Rawang, shopping areas, medical facilities and more.
  • It is just the beginning – Gamuda Gardens started its first launch back in late 2016/early 2017 and has seen a high take up rate since then. From a location that no one has heard of (trust me, we bought the property in 2017 when no one has heard of this place), it is now well known to people in the vicinity and afar. There are many developments to look forward to and living in a lively and a well planned township is a sure winner for home owners. Stay tuned.

In this new phase, Type A has a shorter land area but 65 feet is still fairly reasonable for terrace homes. Interestingly, there is no bedroom on the ground floor so this allows a seamless flow of space between living, dining and kitchen. Additionally, there is a powder room instead of a bath on the ground floor – this make sense since there is no bedroom. Powder room are similar to baths minus shower/bath area and are usually smaller in size – so this is for your visiting guest to use and not for showering.

There are 3 bedrooms on the first floor. The usual family hall is replaced by an airwell to allows better lighting indoors. The 2nd bath is shared by the 2 bedrooms in intermediate units, while corners and end-lot units have en-suite bath for every room.

All in all, it is a great home for those who like entertaining because of the open layout on the entire ground floor. Think of the amazing kitchen island you can build with uninterruped walls and corners! Keep your private rooms out of peeking eyes as every room is on the first floor.

Similarly to Type A, it does not have a bedroom on the ground floor. The ground floor is a powder room – so much smaller in size and equipped with sink and toilet with no shower/bath features. The length of the land is also 65 feet but with a slightly larger build up – of the additional family hall space.

If you like to have a wide open layout but still want the traditional family hall in the first floor, Type B is for you.
