Livista Residences Review – Our Personal Thoughts

Transit-Oriented Development (TOD) in Sri Damansara

With the higher demand for TOD, Livista Residences is a great option for those who prefer to live in the matured neighborhood of Sri Damansara. It is approximately 500 meters away from Sri Damansara West MRT station, hence it is still within walkable distance. As traffic congestion worsens in the city, it is worth to consider getting a home within walking distance to a train network. You want to have options to use the public transportation (RapidKL rail network can connect you to major areas within KL/Selangor) when you don’t want to use your private vehicle. Instead of owning 2 cars for yourself and your spouse (or more when the kids have their own drivers license), you can encourage the use of MRT to save cost.

Low Density All-Residential Apartment

Only 700 units in the entire Livista development, which is considered low density compared to a lot of developments with thousands of units. Personally, I like lower density developments as I don’t enjoy high human traffic everywhere I go. Imagine the swimming pool, gym or sauna in a development with thousands of units. This is a plus point if you love a little bit of exclusivity, serenity and privacy.

All Units with Yard & Balcony

All apartment units, including the smallest Type A has a yard and a balcony. For those who prefer a yard to keep your washing machine and cleaning equipments, you have it irrespective of floor plan you choose. While you can still make it work without a yard, having one gives you the flexibility to make space for things you don’t want to be visible as soon as you walk into your home. I like balconies in high-rise developments. The reason is simple – you get outdoor views with fantastic ventilation and natural lighting. For safety purposes (especially if you have younger children), you can consider installing invinsible grilles. Do remember that anything exterior requires management approval, so always check before you start installing anything that is visible on the exterior.

Type A for Singles, Young Couples, Empty Nesters & Retirees

Personally, we like Type A for its unique kitchen nook that opens to the yard. This way you can keep the kitchen mess in its own space. The second room is also on a separate corner compared to the master room. There are two doors to the bathrooms, so your guest can use the bathroom without accessing your private room. We think that this is perfect layout for someone who is starting out and need a space to call their own. Small but big enough for all your needs. This is also a great layout for those who are downsizing for retirement. Having a large home is great when the need arise, but when age catches up, it is worth considering smaller spaces for ease of management. For younger couples, it is also a great idea to opt for smaller homes for it is more cost effective to maintain and upgrade when the need arises.

1,000+ sq ft for 3 Bedrooms Layouts

In the current market where a lot of 3 bedrooms units are below 1,000 sq ft, it is refreshing to see that Livista offers 2 layouts that are slightly above 1,000 sq ft.
